Half to full baseline. Moderate signals — worth including in volume campaigns but not a priority for targeted outreach.
Unlikely — <1.74% sell probability
Below half the baseline. Usually suppressed: purchased within 24 months, fresh EPC within 24 months, currently live on Rightmove, or recently sold on Rightmove.
Failed Listing
Previously listed on Rightmove but withdrawn before a sale. They signalled intent but didn't complete — often the most receptive when re-approached. EPC suppression does not apply to this type.
Long Hold
Owners who have held their property significantly longer than typical for the area. Extended tenure often signals someone emotionally ready to move who just needs the right prompt.
New Build Upsizer
Owners of new-build homes in the starter-home window who match an upsizer profile. Growing-family demographics in a property they've likely outgrown. Often chain-free buyers for their next purchase.
Downsizer
Older owners in larger properties where tenure, council tax band, and demographics suggest readiness to downsize. Often the most motivated sellers — chain-free and equity-rich.
Upsizer
Owners in properties that appear too small for their likely household size — matching upsizer demographic signals but without the new-build characteristic. Tenure and property-type combination suggests they are ready for more space.
Investor Exit
Properties with signals consistent with an investor rather than an owner-occupier — EPC rental indicators, council tax band, and tenure patterns suggest a landlord who may be ready to exit the buy-to-let market. Often very motivated sellers.
General
Properties scoring well on composite signals that don't fit neatly into the above profiles — strong candidates based on ownership patterns, tenure, and local market dynamics.
